OUR CHARGES

For both residential and commercial conveyancing we charge fixed fees.  The time spent on the matter does not have any bearing on the final bill other than in calculating what the fixed fee should be.  Below we set out our fees for residential transactions.  If you require a quote for a commercial transaction, please apply to Dominic or Rebecca.

  • If the property is Leasehold, a further fee of £100.00 plus VAT will be charged

 

  • If the property is shared ownership, a further fee of £100.00 plus VAT will be charged

 

  • If a Help to Buy Loan is being redeemed on a sale, a further fee of £75.00 plus VAT will be charged

 

  • For all transactions, a file storage fee of £30.00 plus VAT will be charged

 

  • For all telegraphic transfers, an administration fee of £40.00 plus VAT is payable. Any mortgages to be redeemed on the day of completion will be redeemed by same day telegraphic transfer.

 

  • If a Deed of Variation to a lease is required, a further fee of £150.00 plus VAT is payable

 

 

Disbursements/Third Party charges incurred on a sale

 

Land Registry documents are obtained at the cost as charged directly to us by HM Land Registry. Their fees for documents range from £3.00 - £15.00

 

If you are selling a leasehold property, a leasehold information package will be required from the Landlord/Managing agents. The fee charged varies from one Landlord/Managing Agent to another but is usually between £150.00 - £400.00

 

Estate Agents Commission Account

 

This will be as per your contract with the estate agent.

 

Other

 

If the legal title is defective, we may need to arrange indemnity insurance to cover the risk. The cost of such will be set by the insurance company whom we approach and will dependent upon a number of factors including value of the property and assessment of risk. The cost charged to you will be the cost set by the insurer. We make no charge for arranging this on your behalf.

 

A buyer’s solicitor may require further planning or building regulation documentation which you do not have in your possession. In some instances, the local authority in question make a charge to supply the same. The cost charged to you will be the cost charged by the local authority. We make no extra charge for obtaining such on your behalf.

 

We make no charge for our legal fees if the transaction becomes abortive prior to exchange of contracts. We make no extra charge for this service. You would simply be liable for any third party disbursements incurred on your behalf – e.g. Land Registry fees

Land registration fees are payable to the Land Registry on the registration of every purchase. The Land Registry set the fee scale and we will charge to you the direct fee charged by the Land Registry

Chancel Indemnity insurance

 

£17.00 per transaction below a purchase price of £1 million.

 

Stamp Duty Land Tax

 

This is dependent upon the purchase price of the property and whether you have an interest in any other property. You can calculate the amount of Stamp Duty by using HMRC’s website https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro or if the property is in Wales by using the Welsh Revenue Authority’s website https://beta.gov.wales/welsh-revenue-authority

 

Searches

 

The standard search package which we obtain on a residential purchase contains a Local Authority Search, Water and Drainage search and a combined Environmental/Flood/Energy and Planning search costs £238.00. This is the cost charged directly to us by the search company.

 

Other searches may be required due to the location/nature of the property. You will be advised of the cost of such before any extra searches are applied for.

 

Other

The cost of such will be set by the insurance company whom we approach and will dependent upon a number of factors including value of the property and assessment of risk. The cost charged to you will be the cost set by the insurer. We make no charge for arranging this on your behalf.

 

If you are purchasing a leasehold property, the Landlord/Managing agent will charge a variety of fees including a Notice Fee, a fee for producing a Certificate of Compliance, a fee for acknowledging a Deed of Covenant. These fees vary from one Landlord/Managing agent to another and you will be advised of the cost during the course of the transaction.

 

We make no charge for our legal fees if the transaction becomes abortive prior to exchange of contracts. We make no extra charge for this service. You would simply be liable for any third party disbursements incurred on your behalf – e.g. search fees.

These companies support us in marketing our services, providing case tracking and update platforms, sales progression and collecting initial payments and (in purchase transactions) ordering searches. In return, we pay variable referrals fees to these companies, such fees being dependent upon the level of support they provide us with. The level of legal fee and the cost of the disbursements payable where you have been referred to us through any such introducer, will be based on the fee scales which they operate and which they have quoted to you and not the above fee scale.
